The subject propeity is zoned R-3 Medium Density Multiple Family. The R- <br /> 3 zone allows for a building density potential of 1 unit per every 1.500 square feet of land area. In <br /> order for a duolex to be constructed on site the lol would need to be a minimum of 3,000 square <br /> feet in area. On July 2, 1985 the City of Everett approved a Nonconforming Building Certification <br /> (NCB#7•85)for the subject property. The information provided by the owner at the time was that <br /> the �ot was 25'wide by 119.87'deep for a total lot area of 2,996.75 square feet. A site plan was <br /> provided with the 2pplication, which documented lhe lot dimensions as well as the building <br /> setbacks on site.which have been established as legal nonconforming. TI�e property dimensions <br /> orovided by the owner at lhis time are consistenl with the information containe� �n the original <br /> plat map on file with the City, which is available to review at our office. <br /> The Metroscan Property Profile you provided our office does provide informt�tion which states that <br /> the Ict area is 3,049 square feet in area. However, there is a disclaimer contained on lhe <br /> Metroscan profile, �.vhich st::es the following:"Information compiled from various sources. Real <br /> Estate Solutions makes no representations or warranties as to the accuracy or completeness of <br /> information contained in this report:' lf you believe lhe information contained on the original plat <br /> map is inaccurate, then you may provide the City with a record of survey, which demonslrates the <br /> proper Iot dimensions. <br /> Since the inforrnation available to the Cily represents the lot as being only 2,996 square feet in <br /> area, the maximum density permitted on sile is a single•family residence. The R-3 zone does not <br /> allow for commercial uses.
