Planning and Community Development Department <br />April 15, 2010 <br />David Lutz <br />3501 Oakes Avenue <br />Everett, WA 98201 <br />Job Address: <br />Permit No.: <br />Project: <br />Dear Mr. Lutz, <br />3501 Oakes Avenue <br />C1004-001 <br />Adding a second story of living space over the existing SFR <br />In response to your application for a building permit, the plans submitted on April 7, 2010 have been <br />examined, and you are advised that the Planning Department cannot approve the plans until the following <br />corrections are made: <br />1.) Type III landscaping is required in the 10-foot front setback area meeting standards of the Everett <br />Municipal Code 19.35.050 and 19.35.110. In general, one tree, shrubs and groundcover will need <br />to be planted prior to final occupancy. The landscape plan can be incorporated into the site plan <br />or provided separately. <br />2.) Submit a complete set of elevation drawings of the proposed structure to scale. <br />3.) Facades facing a street are required to be at least 15% transparent. The south and east facing <br />facades cannot be more than 10% transparent. <br />4.) All residential buildings shall be enhanced with at least two design details from EMC <br />33G.070.B.3.a-f. Indicate which two details are incorporated into the plans upon resubmitting. <br />5.) All residential buildings shall include at least three modulation and/or articulation features along <br />all facades facing the street from EMC 33G.070.B.4.a-g. Indicate which three design features are <br />incorporated into the plans upon resubmitting. <br />Upon submission of two revised plan sets and site, plan, your application will be given priority and plan <br />review will resume.
