I u 1 C 6 V O d E STRICTIONS REQUIRED FOR DEVELOPMENT <br />w .11II } RE <br />OF SHORT SUBDIVISION #1202-31-90 <br />CITY OF EVERETT (THE TREDWAY CORPORATION) <br />Planning Dept. <br />NOTICE is hereby given that the undersigned, owner(s) of that <br />certain real property approved as City of Everett Short Subdivision <br />01202-31-90, as shown on the short plat recorded in Volume _ of <br />Short Plats on page , under Auditor's File No. , <br />records of Snohomish County, Washington, does hereby declare the <br />herein described division subject to the following restrictions: <br />1. Each lot within this short subdivision is required to use the <br />approved final topography map on file with the City of Everett <br />Planning Department for calculation of building heights. <br />i.r2. The owner(s) of the lots within this short subdivision is(are) <br />required to comply with all recommendations of the <br />oeotechnical Engineering Investigation Report dated "received <br />July 19, and October 16, 1990". <br />Recommendations that are detailed in the report are: Fill <br />shall not be placed on the slope without specific geotechnical <br />engineering approval; areas that have been stripped of <br />vegetation shall be protected from erosion; vegetation shall <br />be maintained until it is established; special foundations <br />need to be designed by the geotechnical engineer; slope cuts <br />for foundations shall not exceed what is recommended in the <br />report; a geotechnical engineer shall be on site to monitor <br />slope cuts and modify cuts based on performance observed in <br />field; slopes shall be protected from surface water using <br />straw and/or jute netting until other vegetation is <br />established; alternative to cut slopes that may be required is <br />a shoring system; design for retaining walls is required; <br />permanent drainage system shall be designed as stated in <br />Restriction 17; and/or other alternatives recommended by a <br />licensed geotechnical engineer and approved by the City. <br />3. All buildings shall be built so they conform to the natural <br />slope and must be built within an approved building site. <br />4. This short subdivision will not be permitted to modify the <br />natural topography significantly except for area necessary for <br />access, parking, utilities, reasonable yard area and <br />foundation construction within the building site. <br />._ 5. An Erosion Control Plan must be prepared by a Professional <br />Engineer and submitted to and ..pproved by the City of Everett <br />Public Works Department prior to building permits being issued <br />on this site. <br />6. Erosion control measures must be operational prior to the <br />commencement of any clearing or earthwork on this site. <br />7. A private drainage system shall be installed for both lots on <br />this site. This system shall address the minimum: yards, <br />rooftops, footing, retaining walls, driveways, parking areas, <br />and all other impervious surfaces. This system should be <br />tight -lined to an approved City stormwater system.
