Before we decided to spend <br /> 5500,000 developinp ihe propeAy, we had the real sstats developer as well aa the builder and <br /> the owner of lhe property researoh to see vrhat kind of sipn ordinar�ces ezisted. Evldently, either <br /> we and our "expeAs' oripinally misread the �p n ordinance a beMrean the time that we started <br /> our nepodadons and oncs they were finalized, the sipn ordinance had chanyed. We probabiy <br /> wouldn't have selected this site had we known the sipn ordinance wes qoinp to be what k is now <br /> uniess there was a stronp poss�:'iry of a variance beiny yranted. The subject property was a <br /> vacant lot covered with weeds and ancient construction debris before we atarted our <br /> development and now is yoinp to be a very altracdve buildinp, which should add �ready to the <br /> neiphbofiood that iCa in. <br /> B. The veriance it necessary because of the way the buildinp hes ro be situated on tM bf. Ths <br /> piece of propsrty below us, Cky Radiator, is buiR ripht out b the edps of ths prop�fly Iirw and <br /> even extends over ths property Ifne, which in tum, dodcs the vfew of our buildinp. Also, tNa►e <br /> are larpa trees plantsd in front of this buildinp, which fuAher Wocks ths view. Two <br /> aeparats sipn companies, ons from Seatds and one irom Spokans, a� well as the property <br /> developer, buGdinp contractor, and a representetive from Columbia Peint all miwnd�rstood the <br /> sipn ordinence. The sipn that we have proposed ws feel ie attractiva and is not desipn�d to be <br /> mounted on ths pround.
