Detailed drawings in accordance with City Design and Construction <br /> Standards shall be submitted to the Public Works Department shoving <br /> site parking layout, landscaping, utilities, stor.m drainage, temporary <br /> construction erosion control, and all required improvements in the <br /> public right-of-way. Public Works Department approval of these <br /> drawings is required prior to any permits being issued. All <br /> improvements shall be completed, approved, and warranted before <br /> Occupancy permits are issued. <br /> 2. The sidewalk alonq the Pacific avenue frontaqe shall be repl:�ced per <br /> City of Everett Standards. <br /> 3. Special charges for connection to the seWer and water syetems in <br /> � accordance with Ordinance 1171-85 and subsequent revisions are <br /> � � applicable. These chnrgas are based on projected water usaqe and can <br /> 1 ' b� substantial. The Applicant is encouraqed to obtain a copy of the <br /> � ordinence and determine eatimated charge8 prior to buildinq permit <br /> �� > application. The actual charges shall be computed by the Public Works <br /> � Department per the ordinence in effect at the time of building permit <br /> � ' is�uance. <br /> f�1 4. on-site detention is required, oR, in lieu of providinq on-site <br /> detention, payment to City Drainaqe Fund 340 is allowed per ordinance <br /> � ' 670-80. <br /> 1 5. City Streets are to be kept clear of dirt and debris at alI times <br /> ' durinq the conatruction. Dust suppression and street cleaning must <br /> ' occur ae directed by the Public Warks inspector. <br /> 7. Permits �ust be obtained for all fill reioved and or placed on the <br /> ��1 site. <br /> ��� 8. Performance guara.ntees are required for the street and utility <br /> improvements. <br /> 9. A one-year quarantee is required on the public improvements for an <br /> amount not less than 103 of the cost of construction and ahall run for <br /> one year fzom the date of isauance of the first Occupancy Permit for <br /> the project. <br /> ,�A <br />
