Detailed draainqs in accordance with City Desiqn and Construction <br /> Standards ahall be submitted to the Public Works Department <br /> showinq site parkireq layout, landscapinq, utilities, storm <br /> drainaqe, temporary construction erosion control, and all <br /> required improvements in the public right-of-way. Publfc Works <br /> Departmant approval of these dravinqs is required prior to any <br /> permits beinq issued. All improvements shall ba completed, <br /> approved, and warranted before Occupancy permits are isaued. <br /> 2. Full standard half street iaprovements are required to Fulton <br /> Street, includinq, but not limitad to curb, qutter and sidevalk <br /> per City Standarda from tha end of the existinq improvesents to <br /> Hewitt �,venue. <br /> 3. Fu21 standard half street improveaants are required to Pacific <br /> 1►venue, includinq, but not limited to curb, qutter, sidewalk, <br /> street wid�ninq, and drainaqe control per City Development and <br /> Construction Standards on the subject property's full frontaqe. <br /> 4. Special charqes for connection to the sewer and vater systems in <br /> accordance rith Ordinnnce 1171-85 and subsequent revisions are <br /> applicable. These charqes are based on projected water usaqe and <br /> can be substantial. The Applicant is ancouraqed to obtain a copy <br /> of the ordinance and determine estimated charqes prior to <br /> buildinq permit application. The actual charqes shall be <br /> computed by the Public Works Depertment per the ordinance in <br /> effect at the time of buildinq permit issuance. <br /> 5. On-ait� d�tontion is required per City Development and <br /> Construction standards. <br /> 6. An ens�nt for the existinq sewer main muat be qranted to the <br /> City. Th� easea�nt must be 10 feet on each side of the pipe. <br /> 7. Any broken or damaqed aidewalk shall be repaired/replaced per the <br /> Public Works Inspector. <br /> e. City Streets are to b� kept clesr of dirt and d�bris at all times <br /> durinq the construction. Dust suppreasion and street cleaninq <br /> must occur as directed by the Public Works Inspector. <br /> 6 <br />
