The proposed site is zoned C-2, Heavy Commerical-Light Industr'sal Zone, which m <br /> would permit the proposed use. The site has previously been ^leared and is vacant. <br /> The site is approximately S feet higher than Pacific. Diagonal park:ng is proposed on Pine Street to meet a portion of the off-street o '^ <br /> parking requirements. The landscape development, having once been installed shall be "' �„ <br /> maintained in a neat and adequate � manner and shall include mowing, trimming, o m <br /> watering as needed, and removal of weeds from planted areas. The estimate will be used as a basis :or establishing the <br /> performance bond amount which is required for all public right-of-way _ <br /> improvement work. <br />
