^
3. The Everett Public Works Department requires the following:
a. The side sewer be upgraded to a 6^ diameter.
b. install wheelchair ramp at corner and across Pacific. ,
c. Replace existing broken sidewalk along Federal Ave.
(Approx. 20 linear feet) .
4, A six-foot high solid wood fence must be provided on the
site so as to screen the parkinq area from adjacent
residential uses. The fence may terminate at the required
landscape improvements.
5, A dumpster must be provided on site outside of the parking
area; and, be screened by a siqht obscuring fence that is
high enouqh to enclose the dumpster location. The location
of the dumpster and its fence must be sho+n on a site plan
submitted for required buildinq permits.
6, The site plan must show property dimension, access, parking
layout, landscaped areaS;dumpster location, and location of
the building footprint.
, A separate landscape plan for screening of the parking area
alonq Federa7 Ave. must be subnitted as part of a buildinq
permit application. Everett zoning code specifies that at a
inimum: six evergreen_ ttees, three feet hiqh at the time
of planting, be provided _per 100 square feet of landscaping
to screen headliqhts from shining into City riqht-of-way.
Required landecaped areas will provide a mix of shrubs and
qround covering plants to provide 75qrcnnd,cover at the
 time of planting.
t g, The Planning Department and Public Works suggest that the
proposed drivewey enLrance ba relocated south to the center
of the parkinq aree if possible. It will provide better
intarnal parkinq area movasent and increase visual
saparntion between the proposed use and the adjacent
raidontial use. Driveway acceas must be installed to City
standards.
This is an administrative determination which is appealable to
tha City's Land Use Hearinq Examiner. 1►r► appeal sust be filed
qut tionscontactADavid selvaaeeoffthia officerat 259Y87]ave any
  ; . ;,J ,;- _ ,-,
a
Paul .
