The following factors were considered and the <br /> listed requirements were placed in response to comments zeceived d�'.ing the environmental <br /> checklist revie�o of this proposal: <br /> 1. The site is zoned C-2, Heavy Commercial-Light Industrial Zone, which would allow this use. <br /> � The site is currently vacant and covered with grass, blackberry bushes and a few small <br /> willows and alder saplinqs. <br /> 2. No standard street improvements exist in this area, and no direct vehicular acces� i: <br /> , available to the ad�ition except through the existing warehouse fronting Paine Street. <br /> The alley west of Paine Street is currently unimproved. <br /> 3. Access, circulation, and parking plans which include all abutt'ing public right of way must <br /> be approved by the Public Works Department. Street improvements, including asnhalr r.�� .-- <br /> lay on Paine Street along frontaqe and L.I.D. Power of attorne}' covenant for complcte <br /> street improvement in conformance with Public Works Department checklist comments is <br /> required. ' <br /> 4.
