Section 37 of the City of Everett Zoning Code prohibits any development activity within � wetland and its buffer. The wetland appears to be a Category II wetland which requires a fifty foot buffer. A wetland study must be submitted to the City that includes a restoration plan tl'iat :s prepared by a biologist with wetlands expertise. The study must identify, cl.assify, and delineate the wetland in a��cordance with Section 37 of the zoning code. The �tudy should also address � ` drainage, surface and subsurfac;e hydr.ology, water quality, � �� ketland vegetation, wildlife habitat and a monitoring plan. The number, planting location and size of native species to be Iplanted in the required buffer must be described. Once .�� approved by the City, the plan must be implemented in �� accordance with recommendations from our staff environmental , planner.
