Lots design/configuration for this 3 lot short subdivisior. shall be <br /> as shown on preliminary short plat map on file with the Planning <br /> � Department. Any ehanges in lot desiga/configuration or addition of <br /> easements xill require approval by the Planning Department. <br /> 2. Lots 1� 2� and 3 shall share common driveaay easement access. (Note <br /> on final short plat map) <br /> 3• The easemenL acoeas for lots 1� 2 and 3 shall ba 20 feet With 14 feet <br /> pavement per City Standard 303 and must be installed before final <br /> approval is granted. <br /> 4. There shall be a recorded easement agreement between lots 7� 2 and 3 <br /> for access and utilities. The easement shall provide perpetual <br /> access to all lots for ingress, egress� and all utllities including <br /> telephone� television� cable� gas� Water, sewer and drainage. This <br /> easement shall provide for installation repair and maintenance of <br /> utilities togethor with right of ingress and egress for such purposes. <br /> 5. The applicant must provide an easement d�cument that is acceptable to <br /> the City� setting forth the method and responsibility for maintenance <br /> I of the easement drive. <br /> 6. Local Improvement District Covenant is required for McGill Avenue <br /> before final approval. I <br /> ; 7. Ten feet of right-of-way is to be dedicated ou MeGill Avenue before <br /> j final approval. <br /> 8. Side sewers must be extended from the main to each lot before final <br /> approval per City standards. <br /> 9. A fire hydrant is required per Fire Marshal's approval. <br />
