One such modification changes your building <br /> into what the Building Department considers to be a triplex. Your property is in the R-1 <br /> zone, Single Family Detached Low Density. Duplexes or triptexes are not a permitted use <br /> in the R-1 zone. Only one single family dwelling unit is permitted on this lot. The <br /> occupancy of the single family dwelling unit must comply with the definition of"family" in the <br /> Zoning Code. The Zoning Code defines a family in part as a single housekeeping unit with <br /> up io four unrelated adults and their reiated children. To meet this requirement, you will <br /> need to show us what modifications will be made to the building to change it back to a <br /> single family dwelling unit to be occupied by only one single family. <br /> In addition, the following items need to also be completed: <br /> 1. The new building plans show a covered patio extending into the required ten-foot <br /> building setback from the critical area buffer. The patio must be removed so that it does <br /> not protrude beyond the west wall of the building. <br /> 2. The height calculations show that the building is within one-foot of the 28-foot maximum <br /> height limitation.
