October 24, 1995
TRIAD ASSOCIATES
Mr. Gordon Witcher
City ofEverett Public Works P°°""a^a°m-'
- 3200 Cedar Street c'°''E"9'^°^^
Everett, WA 98201 a^°s°y^9
'4;: ' Lantl Usc Planmr_
- RE: Intrawrp -Merrill Creek&Hardeson Road Sites LantlScapc Archtlec'_C
Triad Job Number 95-225 ` s0,9 no,I
1
Dear Gordon;
Attached for you, Jane Zimmerman and Dan Mathia are copies of preliminary site plans, boundary
& topographic surveys and site development information for two commercial projects proposed
by Intracorp. Site #1, "Merrill Creek", is located on the west side of Hardeson Road, south of
Merrill Creek Parkway. This site Ges within the inactive quarry below Intrawrp's proposed
- "Seaway" project. Site #2, "Hardesen Road", is located on the east side of Hardeson Road,
across the street&om the proposed "Merrill Creek" site. Both projects are in the planning stage
and are ready for preliminary engineering analysis. It is assumed cietention and/or water quality
-' facilities will be required for both sites. We understand detendon (some or all) may already be
, provided within the ciry's regional detention system just north of the Merrill Creek site. It is
important that we know how much of this detention is available and what we have to do to access
' it. We are providing the following preliminary site development statistics so that Jane and Dan
can determine the required detention volumes and release rates for both projects. If additional
J information is required, please call.
Site#1 -Merrill Creek
This site consists of several parcels, totaling 29.81 acres. The attached boundary& topographic
sun+ey indicates significant relief as the result of recent quarry operations. The westem property
is bounded by the revegetated quarry slope. The central portion of the property is occupied by a
_ large sedimentation control facility. Most of the remaining flat site is graded to drain towards this
facility. It is obvious the quarry activities have altered "pre-developed" conditions. For pre-
developed conditions, I have provided a 1" = 1000' copy of the quadrangle maps for this area.
— Even though quarry uctivity is indicated on these maps, the topographic relief appears to be
relatively undisturbed. Based upon the quadrangle maps, I have estimated the following pre-
developed conditions:
Area: 29.81 Acres
Ground Cover: Dense Trees and Underbrush, CN = 7G (Alderwood Gravelly Sandy Loam
and Tokul Gravelly Loam, Soils Group C)
Time of Concentration:
300' of 32.00% Sheet Flow through forested underbrush, n=0.60 and Tc =34.4G Min
1,600' of 1.70% Channel Plow through forested ravine, Kc= 10.0 and Tc = 20.45 Min
Total Tc = 54.91 Min
.,. .
