� <br /> INTRODUCTION. <br /> The proposed project is to develop the approximately 363 acre parcel into a light <br /> industrial site comprised of two single story buildings and accompanyin� parking areas. <br /> The ittegularly shaped parcel is locited on the south side of Merrill Creek Parkway just <br /> east of Narbeck Creek (see Vicinity Map on following page). More generally, the site lies <br /> within Section 2, Township 28 North, Range 4 East, W.M., in Snohomish County, <br /> Washington. <br /> The site is currently undeveloped, but lias recently been cleared by a previous developer. <br /> The surrounding parcels are vegetated with second growth forest and an undersrory <br /> typical of Western Washington forests. Slopes on the site range from approximately 2 to <br /> over 40 percent. According to the Soil Survev of Snoliomish County Area, the site is <br /> underlain with Alderwood sandy loam soil. Alderwood soil is classified by the Soils <br /> Conservation Service as a type 'C' soils (see Soils Map located in the Appendix). <br /> DRAINAGE CONCEPT <br /> Three facilities have been provided to control runoft; ensure water quality, and to resrore <br /> the adjacent creek corridor. The majority of the site will be detained in a large wet <br /> pond/detention pond. The wet pond/derention pond has been designed ro the City of <br /> Everett's standards for a wet pond with an accompanying emergent veget3ted swale. To <br /> enhance the creek corridor, a portion of the roof drains have been directed ro an area <br /> located on tlie west side of die site Here, Uie ..ean" roof top runufT is detained in a <br /> series of shallow �vetland ponds to enhance the constructed wetland. The last facility is a <br /> detention pipe ro detain the runof�from the proposed site access road which will not be <br /> able to be detained in the large detention pond.
