(Exception: For vesting under the <br /> Zoning Code, please refer to Section 44 of the Zoning Code). Cortact the Planning Department <br /> for infortnation regarding appeals processes for the requircments listed in this document. <br /> l. Final Site Plans: A final site plan must be submitted to the City Planning/Community <br /> Development Department that is in substantial compliance with the approved preliminary <br /> development plan and conditions of approval as stated in the Resolution of Intent to <br /> Rezone, if approved by the Everett City Council. <br /> 2. Final Landscape Plans: Final landscaping plans must be submitted to the City <br /> Planning/Community Development Department for approval. 'fhe plans must be <br /> generally consistent with the approved preliminary landscape plan and must addrcss the <br /> following: <br /> a. A detailed final plan for the entire site show7ng width and location of all <br /> landscape buffers, streetscape, location of plant material,specific plant type, siu <br /> and quantiry; <br /> b. A detailed final p1an of the landscaped entryways and identification signing.; and, <br /> c. Restoration and supplemental landscaping of environmentally sensitive area <br /> buffers, including the steep slope setback on the eastem margin of the <br /> development and areas disturbed during vail construction. <br /> 3. All common landscaped areas and fencing shall be maintained by a Homeowners <br /> Association. A Mainten nce A � �ran P vi shall be provided consistent with Chapter <br /> 40 of the Zoning Code. <br /> 4. Auilding Design/Unit Type: Final building designs and unit type shall be reviewed by <br /> the City Planning/Community Development L`epartmrnt and shall meet the following <br /> criteria: <br /> a. 218 Multiple Family Dwelling Units; <br /> b. Final building plans consistent with the approved Final Site Plan and Elevations. <br /> 5. Final grading plans, with approved finished elevations for each building, consistent with <br /> the preliminary grading plans on 51e with the City. <br />
