i <br /> � <br /> � Section One <br /> � <br /> Project Overview The site is situated west of Merrill Crcek Parkway north of Seaway <br /> ( boulevard. See Figure 1 for a Viciniry Map. The proposed Solectron <br /> development ���Il consist of combination warehouse and assembly <br /> buildings. The initial phase of development «�II develop hvo of the <br /> � tivee proposed buildings. These first hvo buildings will be connected <br /> by a walkway and operate as one building. All utilities will be <br /> I installed for the third building and the third building pad will be <br /> graded to drain and accept development at a later time. The total site <br /> development consisu of approximately 18.9 acres of building, <br /> ' parking and stormwater water quality ponds. The boundary <br /> conditions of the projcct are detailed in the Proposed Basin Map, <br /> included as Figure 3. <br /> � Preliminary Conditions �e predeveloped conditions of this 33.4-acre site are as follows. <br /> ' Summary 'Che site has old second growth forest with dense underbrush. The <br /> developable portion of thc site (approximately 18.9 acres) has <br /> e�cisting slopes ranging from 2% to 12%. The steeper sloped areas <br /> � of the site are protected by a na[ive growth protection area. <br /> The underlying soils arc classified �s Aldenvood gravely sandy <br /> ►oam. This soil is in hydrologic soil group "C". Tius soil has a <br /> � moderately high cunoff potential. The soil has a slow infiltration <br /> rate when thoroughly wetted. These soils also have a moderate rate <br /> of �vater transmission. This information was obtained from the <br /> � Unifed Smtes Deparrment oj Agriculture Soi! ConservaHon <br /> Serviee Soil Survey oj Snohomish County Washington. <br /> Background information conceming the soils is in Appendix A. <br /> �_ The storm�vater runoff flows mainly into three separate b�sins. Two <br /> of the basins converge soon after leaving the dcvelopable portion of <br /> I the site. Therefore, the site was considemd to have two drainage <br /> basins. One basin flows 'nto the regional detention pond on the <br /> northeast side of the site. The other basin �lows into the native <br /> ( growth protection area on the northwest sidc of the site. 'Ihe <br /> existing basin map is included in Figure 2. <br /> I <br /> Off-Site Analysis During the SEPA re�riew process off-site analysis was not requested <br /> � nor identified as a requirement for development of this lot. The <br /> majority of the stortnwater will be discharged into the regional <br /> stormwater detention pond.
