All requirements are prel'uninary in nature, and aze based upon the preliminary <br /> site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must comply with all ordinances in effect at the time a complete building permit <br /> appiication is filed, including those not specificaliy set forth herein. (Exception: For <br /> vesting under the Zoning Code, please refer to Section 44 of the Zoning Code). Contact the <br /> Planning Department for infointation regarding appeals processes for the requirements listed iu <br /> this document. <br /> AGENCIES WITH JURISDICTION <br /> 1. A Na::onal Pollutant Discharge Elimination System (NPDES) permit, administered by <br /> the US Environmental Protection Agency and/or Washington State Department of <br /> Ecology, will probably be required for cleazing and grading activities on this site due <br /> to its size (more than 5 acres). <br /> 2. A Notice of Construction from the Puget Sound Air Pollution Con[rol Agency may be <br /> required for the manufacturing activity on the site. <br /> I CONDITIONS FROM SW �VERETT MITIGATION DECISION DOCUMENT <br /> ' The conditions are not repeated verbatim here. It is important d�at the project proponent, site <br /> construction manager, engineers/architects and future �;ite teuants are �amiLar «�;di these <br /> conditions. (Condition and page numbers refer to the SW Everett Mitigation Decision <br /> � Document.) <br /> 1. H�zardous Trees: Prior to issuance of occupancy permits, an arborist must aralyze <br /> I the buffers adjacent to residential areas and the edge of the native growth protecrion <br /> easement areas for hazardous trees. After approval from the Plannmg and Conunmiity <br /> Development Direcror, all such hazardous trees shall be removed and replaced per <br /> Condition 2 on page 9 and Condition 3 on page 20. <br /> 2. Hietoric and Culhiral Preservation: If any archaeological resources or human remains <br /> are found on the site during construction, the project proponent must comply with <br /> , Condition 6 on page 10. <br /> 3. Tr�tn�,nortation: Per the approved traffic study, a fee of$254,518.00 n:ust be paid <br /> prior to issuance of building permits. (Condinon 1 on pages 11 and 12) <br /> 4. P�rth/Gradine: A construction manaeement plan, including constructiun schedule, <br /> must be reviewed and appruved by the Dimctors of Planning and Community <br /> Development and Enginecring Services prior to issuance oF the clearing and grading <br /> permits per Condition 1 on page i4. A staging area for vehicic maintenance activities <br /> during construction must be specified per Conduion 2 on page 30 and Condition 1 on <br /> page 39. During construction all petroleum products, chemicals and building <br /> materials that could contaminate runoCf must be stored in a lined covered area per <br /> Condition 3 on page 39. The location of this area must be shown on the plans <br /> Isubmi[ted for permits. <br /> � 3 <br />
