Within 75 feet of the residential area, <br /> existing natural vegetation which contributes to the sight-obscuring nature of d�e buffer <br /> may only be removed to remove diseased or unsafe trees, allow for views, provide for <br /> utilities, or improve the visual qualiry of the landscape. <br /> Supplemental plantings of evergreen shrubs and coniferous trees at least 6 feet tall may <br /> be required if needed to provide a sight-obscuring screen. Trees must be planted in <br /> namral clusters. <br /> AI► non-office industrial activities, induding parking, buildings, loading facilities <br /> must be setback 130 feet from the residential area. Detcntion and water quality ponds <br /> may be allowed in the 130 fcet if setback at least 75 feet from the residential arca, <br /> provided that the ponds are landscaped and the 75 foot buffer provides site-obscuring <br /> screening. <br /> ; No clearing of vegetation can occur until a detailed landscape plan for the area is <br /> I reviewed and approvcd by the Planning and Community Development Deparunenr. <br /> Any significant vegctation removed must be replaced within the same growing season <br /> I 5 <br />
