GEOTECHNICAL ENGINEERING STUDY
Proposed Three-Buildfng Facfifty
Lot 2F, Seaway Center
Merrill Creek Parkway
Everett, Washfngton
This report presents the findings and recommendations of our geotechnical engineering sludy for
the site of the proposed facility in Everett. The Vicinity Map, Plate 1, illustrates the general location
of the site.
We were provided with a site plan that indicated the building locations and proposed grading, and
also contained topographic information. W & H Pacific developed this plan, which is dated June
30,1997. Based on this plan, we understand that the development will potentially consist of three
building, two near the middle and the third near the eastern side. The buildings are proposed to
have a finish floor elevation of 590 feet. The remainder of the site will generally be covered with
driveways and parking lots. A stormwater detention pond is proposed at the northem ends of the
eastem and westem legs of the site. Significant grading is proposed for the development, with cuts
and fills up to about 10 feet in depth to reach the proposed grades.
SITE CONDITION
Surface
Lot 2F is located on the northwestern side of Merrill Creek Parkway, north of the Everett Boeing
plant. The approximate 20-acre lot is somewhat rectangular adjacent to the street, but also has
two "legs", one to the north and the other to the northwest. The highest area of the site is the
southern portion, having an elevation of about 600 feet. The entire site generally slopes gently to
the north. The lowest area is at the middle, northem side of the rectangular portion of the site
where a wetland once existed. The lowest elevation is approximately 580 feet. Further discussion
regarding the wetland area is provided in the following section of this report. The eastern and
western sides of the site are slightly higher than the middle area. However, the land adjacent to
the eastern, western, and northern edges of the site slope steeply away from the site. When we
initially visited the site in March of 1997, much of it was densely forested except for the previous
wetland area which was bare. Currently, the site has been cleared and stripped as earthwork has
begun.
Subsurtace
The subsurface conditions were initially explored by excavating 14 test pits at the approximate
locations shown on the Site Exploration Plan, Plate 2. The field exploration program was based
upon the proposed construction and required design criteria, the site topography and access, and
the subsurface conditions revealed during excavation. Recently, we observed the excavation of
several test pits in the previous wetland area as noted below, and our personnel are currently on-
site daily during earthwork activities to ensure that the stripping of organic soil is sufficient and the
compaction of structural fills is adequate per our recommendations given in the Generai
Earthwork and Structural Filt section of this report.
GEOTECHCONSULTANTS,INC.
