� . Site Overview <br /> � Lang Manufacturing is a proposed development that will function as a manufacturer of commercial <br /> kitchen appliances. T'he site is located in a portion of the Southeast quartcr of Section 3 and the <br /> Southwest quarter of Section 2, Township 28 North, Range 4 East, W.M. on Lot 2D of Seaway <br /> Center Five,according to the Binding Site Plan No. 9204015001 which is currently being amended <br /> as Seaway Center Six. The site is currently zoned industrial. <br /> The total site is approximately 9.3 acres widi a developable portion of approximately 63 acres. 3.0 <br /> acres are retained as a native growth protection azea. The development of the site will consist of <br /> asphalt puvement pazking and truck loading azea and a building of approximately 100,000 squarc <br /> feet. There will be shazed access drives with the developed site to the north and with a future <br /> development on Lot 2C to the south. Landscaping will be provided along the p:oject boundaries per <br /> City of Everett and Binding Site Plan requirements. <br /> A regional storm water detention facility is located downstreani of the site to accommodate peak <br /> runoff control for the proposed development,therefore the site does nat need to provide a detention <br /> system. The development dces require the Veaunent of the 6-month,24-hour stortnwater for water <br /> quality.This will be accomplished by a City of Everett approved combinadon system consisting of <br /> a wet vault and compost stormwater filter system. <br /> �' The site borders a native growth protection azea which will receive a portion of the stormwater <br /> runoff from the site to provide water for wildlife habitat. The stormwater flows will be undetained. <br /> The mediod of stormwater water quality treatment will be with an oiUwater separator and vegetative <br /> swale.The 2-year,24-hour stormwater flows will have water quality treatment and higher flows will <br /> bypass the water quality system.The distribution into the nadve growth protection area will be with <br /> the use of a level spreader. <br /> 7'he roof drainage does not need to be trcated for water quality.
