PROJEC'f SITE-The project is Lot 5B Seaway Center Four, located on the northeast <br /> I corner of Seaway Bivd. and Merrill Creek Parkway , Everett Shcet CI shows the present <br /> general sitc artangemcnL The sitc includes weUands A� 1 & 2 plus a large environmentally <br /> sensidve area defineci by the binding site plan. The total site area is approximately 15.5 <br /> acres. The available devclopment area is reporced to be 6.8 acros. <br /> I4. EXISTING LAND USE-Thc norlheastern port;on oi thc sitc is 8.7 acre <br /> undeveloped cnvironmentally sensiGve atea containing two wetlands and a stream. The <br /> I two wetland are not mechanically c:onnected. WeUand 1 &2 are pond area which when <br /> 1looded over(low to thc strcam by shcet Ilow.Thc southwesterly ponion of the sitc is 6.8 <br /> acros;a dcared anc rough graded building sitc. Tcmporary emsion controls have becn <br /> installed by a previ�,us owner and are funcqoning at this time. <br /> I5. PROPOSED DEVEi.O?MENT -The property will be developeci into a laboratory <br /> campus. The first building,of possibly seveial, will be constructed. <br /> I6. EXISTING STORM DRA[NAGF_SYSTEM -The northeasledy porlion of the site has <br /> two idendfied wetlands. All tvnotf llows to a regiot►al detention facility constructed in <br /> earlier phases of the overall arca developmenG The northern portion of the cleured <br /> ' building site [lows to a sedimenl trap outfalling into the Wetland 2 area.The soulhem <br /> portion of thc site flows to a sediment trap to thc cast outfalling into sheet(low eventually <br /> reaching the stream. <br /> �. 7. TOP�GRAPHY - Shcet G1 shows contours of the e�isting site.The site generally <br /> drains to the northcast into thc FSA. Pnesent slopes range from 0 to 2 4b. Some isolated <br /> Iembankments and berms are gradcd to 3:1. <br /> 8. SOIL 1'YPE-The existing soils reporled at the site by Snohomish County SCS Soils <br /> I Conscrvation Maps is Aldcnvood. The hydrologic group designaGon of this soil is type <br /> C. <br /> 8. DFSIGN STORM -The projec;t site is Iexuted at latitude N 47' S63', longitude W <br /> I 122° 16.3'. The design rainfall quantities for a?A hour stonn hav� been obtained from <br /> NOAA ATLAS 2, Volume IX. The rainfall for the 2 yeur storm is 1.55". Detention or <br /> control of greater swrm froquencies are not required for this site due to its regional <br /> I fucilitics. The 100 ycar event will bc used to check the over(low capacity of the water <br /> quality facilities.
