If an <br /> appeal of the decision is filed, such an appeal must be submitted to the <br /> City's Hearing Examiner. As a property owner within 300 feet of the , <br /> subject property, this notice is to inform you that the Planning Director <br /> has issued a determination on proposed action as described below. <br /> Ht�CRGROUND: Leona Dawson, the owner of the property located at 2230 Monroe <br /> Avenue, has applied for a Planning Director's Determination to allow for an <br /> accessory dwelling unit at the above address. The proposal is to allow for <br /> '�' the construction of an approximate 1,621.5 square foot addition to the <br /> existing 1,408 square foot single family residence located on the subject <br /> ��' property. The ground floor (866.25 sq.ft. ) of the 1,621.5 square foot <br /> addition is to be used as garage space. The second floor of the addition <br /> '�� which is 755. 25 square feet is to be used as an accessory dwelling unit. <br /> The total building area excluding garage area, after the addition will be <br /> ��� 2,163.25 square feet, of which a a�aximum of 35� may be used for an <br /> accessory dwelling unit. The property is zoned R-2, Single Family <br /> '�1 Residential. Accessory dwelling units are permitted sub�ect to approval by <br /> 1 ' the Planning Director using Review Process II.B. <br /> � <br /> � <br /> � ' � <br /> ��' FINDINGS: Subsection 41.150.0 of the Zoning Code establishes nine <br /> ' criteria by which such proposals must be evaluated.
