That the authorization of such variance will not be water: <br />detrimental to the public welfare or injurious to property in <br />vicinity or zone in which the property is located. <br />Finding: The existing structure sets next to a principal structure on <br />the adjacent property. There is adequate area for a new structure to <br />be placed on the lot. <br />Conclusion: Side yard setback should be maintained from principal <br />structure at a minimum of at least three feet. <br />4. That the granting of such variance will not adversely affect the <br />Comprehensive General Plan. <br />Finding: The Comprehensive Plan shows this area as Single Family. <br />Conclusion: The Plan does not specifically talk about s <br />requirements for Single Family areas. <br />RECOMMENDATION: APPROVE <br />APPROVE the variance as requested by applicant with the following condition: <br />1. The applicant will have to secure an easement from the adjacent <br />property for maintenance of wall or hold the structure back three feet <br />from property line. <br />
