Findinga:: The lot alopes to the east and the applicant <br />aill excavate additional material to take advantage of <br />providiag addltional livfng space on a lower level that <br />would otherwiae require fill or be an unuseable high <br />crawl space. <br />The Planning Commieaion hae recommended to City Council <br />that the code be changed to allow a height of 28 feet in <br />thie zone ae measured from the natural topography. City <br />Council ie expected to take final action on the proposed <br />ordinance changes in mid-November. If they concur with <br />the Planning Commieaion's recommendation, the applicant <br />rrould be able to obtain building permite for theae plana <br />as related to groea floor area ratio and height aithout <br />obtaining a variance. <br />2. Concluaioa: It Would be reasonable to allow a vuriance <br />for rear eetback since .nat area of thia proposal will <br />function as a side yard. <br />Groas Floor Area Ratio: <br />1. Fiadings: Other lote in this vicinity are much larger <br />and so can have larger homes without e:ceeding the groea <br />floor area ratio, and the Board has granted other <br />variancea for groas floor area ratio. <br />2.
