Conclusion: The variance will allow the enjoyueat of a <br />bay view as enjoyed by other property ormere in thie pTat. <br />B. Rear Yard: <br />1. Flndinge: Othera along thie etreet meet the rear <br />eetback; however, eince the area coneidered rear yard <br />actually vill function ae a aide qard becauae of the <br />orientation of thle propoaed etructure and the ezlating <br />etructure to the xeat, it wou].d be reaeonable to a11oW a <br />variance from rear aetback. <br />2. Conclueion: It would be reasonable to allow a variance <br />for rear eetback since that area of thie proposal vill <br />fuaction as a eide yard. <br />C. Groea Floor Area Ratio: <br />1. Findings: Other lots in this vicinity are much larger <br />and eo can have larger homes without ezceeding the groae <br />floor area tatio, and the Board hae granted other <br />variancea for grosa floor area ratio. <br />2. Conclusion: Granti¢g the variance xould allow a property <br />right enjoyed by othere in the vlcinitq and zone. <br />D. Height: <br />1.
