City of Everett Planning Department
hiay 27, 1982
Se respectfully request a rear yard setback variance for Lot 7, Nassau View
`fracts. Sde submit plans to a single Family residence that aould be placed
on the lot East to West at a range of from 6' to 15' from ahat is interpreted
as the back lot line.
The Lot is a triangle shaped lot caitli the view toaards the Hast. In order to
take advantage of the view and keep the house structure consistent with the
rest of the plat it is necessary to place the house on the lot with the side
of the house running parallel to what is determined to be the rear lot line.
This would in fact have the back of the house facing the cone of the triangle.
'ihe variance will not be detrimental to the public as we havc designed the
house with only four windows on the side running parallel with the line. These
windows will either be high or opaaue for privacy.
The design of the house has also allowed for four off—street uncovered parking
stalls and as this cul—de—sac has very little on street patking it would be
advantages to the neighborhood to have the variance granted.
If the variance is not granted, we will be left with a view lot that will
accommodate only a 30 foot wide home and will have to be placed sideways on
tlie lot, directly facing all the other homec. The only way ae would be able
to take advantage of the view, for .hich we paid, is to build upward at a
much greater cost. 11ie off—street parking stalls would be virtally eliminated.

We believe this design to be the most logical use oP this lot and the most
attractive for the neighborhood.

H "
ri ._
 C
D
0S
L'J
C
'.

(y F'
l.. .

H F-
 [i
 ti
x '
  .
r
 f .
'-y
