w <br />City of Everett Planning Department <br />May 27, 1982 <br />We respectfvlly requeat a rear yard setback variance for Lot 7, Nassau View <br />Tracts. We submit plans to a single family residence that would be placed <br />on the lot East to Weat at a range af from 6' to 15' from what is interpreted <br />as the back lot line. <br />The Lot is a triangle shaped lot with the view towards the ��et. In arder to <br />take advantage of the view and keep the houae structure consistent vith the <br />rest of the plat it ia necessary to place the house on the lot with r.he side <br />of the house running parallel to what is determined to be the rear lot line. <br />This would in fact hane the back of the iouse facing tne cone of the triangle. <br />1tYe variance will not be detrimental to the public as we have deaigned the <br />houae With only four Windows on the side running parallel with the line. These <br />windowa will either be high or opaque for privacy. <br />The design of the houae has also allowed for four off-street uncovered parking <br />stalls and as ehis cul-drsac hae very little on street parking it would be <br />advantages to the neighborhood to have the variance granted. <br />If the variance ie not granted, ve will be left with a view lot that cri ll <br />acco�odate only a 30 foot vide home and will have to be placed sideways oa <br />the lot, directly facing all ehe other homea.
