Quarterman at 4010 Naaaau <br />5r -- <br />PIE�e; hereinafter referred to as ^Applicant," the Board of Adjuntment, <br />following a publio hearing on aaid applieatlon held on Narah 3, 1g86� and <br />further having reviewed a.11 teetimony, makes the following Findinge� <br />, and Order: <br />__ <br />� <br />1. That bhere have been exeeptional or extraordinarj �ciroumstanoea or <br />conditionn applping to the �ubject propert,-Ur as to the intended uee <br />thereof that do not apply gen�aliy�o other properties in the eame <br />vicinity or zone. _/ <br />/ <br />a. FinQing: The lot is a 70� x 155' and slopes to the aouth. Tde <br />lot ia lonated in an R-1 zone xhich required a 20� rear yard <br />�etbaok. The building area would be approximately 30� x 95'. <br />The propoaed house Ls 30� x 70� with a tWo-car garage. <br />b. Conclusion: Given the alope of the property and the lot depth� <br />the looation a� proposed by the applioant is reaaanable. <br />?. That �uch varianee is neceeaary for the preservation and enjoyment of a <br />aubatantial property right oP the appellant posseesed by the ormera of <br />other propertiea in the eame vicinity or zone. <br />a. Finding: A varianee �ras granted on Lot #7, the adjacent lot Por <br />the eame reason. <br />b. Conalusion: This variance is consistent xith prcperty ia the <br />area. <br />3• That the authorization oP suoh variance will not be materially <br />detrimental to the publio xelfare or injurious to property in the <br />vioipity or zoae in r+hich the property is located. <br />a. Finding: Lot i5 and ►7 properties rrill not be aPfeoted. Lot /5 <br />vierr is to !he northeast. The placement of Lhis dwelling should <br />improve the view of Lot #5 over that of a normal setbaok. <br />b. Conalusion: This varianoe xould not be iajurious to property in <br />the area. <br />That the granting of auoh varianee rrill not adversely aPfeot the <br />Comprehenaive General Plan. <br />a.
