The <br />property appears to only be about 3,000 squaze feet (+/-). This v.:�uld allow for a <br />maximum of two (2) units to be located on the property. The site is nonconforming with <br />regazds to lot azea, and a variance was granted in 1987 for a reduced side yazd setback of <br />one and one half feet (Vaziance No. 4-87). <br />In order to comply with the City of Everett Zoning Code requirements four (4) off street <br />pazking stalls would need to be provided onsite, if conversion to a duples is desired. <br />These stalls would need to meet City design and construction standazds. A site plan, <br />which showed the parking layout would need to be submitted at the time of submittal for <br />building permits. <br />It appeazs that the detached garage has been previously used as living space. The <br />maacimum allowable density on site is two units. If the second unit is to be located in the <br />detached gazage then the garage will need to meet all zoning setbacks, or be certified as a <br />legal nonconforming use/building.
