The foliowing factors were considered prior to making a preliminary decision on the <br />proposal: <br />1. <br />2. <br />3. <br />4. <br />The site is zoned R-3'and would allow this use. <br />The site is a 1•�vel grass covered are�previously filled except for the southeast corner which drops <br />abruptly approx:mately 20 ft. to a ravine with a stream. <br />Land use to tl�e norti� and west is multi and single family residential and to the south and east <br />single family residential. <br />Where the property abutz residential zone on the south and east, protective screening shall be <br />required not less than 72 ii�ches in height. Staking of curb and gutter shall be done by developer. Control information only is <br />provided as ava`!able by the City. , <br />Landscaping is proposed within the right-of-way on both 33rd and Nassau Streets. if adequate <br />right-of-way width exists to allow the planting, landscape material must be approved by the <br />Parks Department. <br />A detailed drawing shall be submitted to the Public Works Department showing parking layout, <br />landscaping, driveways, utilities, storm drainage, 3nd all required improvements to the public <br />right-oi-way. Public Works Department approval of these drawings is required before any <br />permits are issued. All improvements shall be completed hefore the Occupancy Permit is issued. <br />Developer is,responsible for keeping City streets clear of dirt and debris during construction. <br />During construction, all truck traffic to and from the site within the City of Everett shall be on <br />arterial streets unless otherwise appreved by the Public Works Department. <br />Connections to existing sanitary interceptor should be at the manhole in the intersection of 33rd <br />and Nassau, or the manhole in the alley east of Nassau.
