Mukilleo Blvd., Everett
oc - ac
As requested I have met you at the above address and reviewed the situation at the northeast corner
oi Ihe existing house. The house was originally built elsewhere and broughl to the site and placed on
the concrete block foundation. The house was a brick one story house. There is a daylight section
approximately 18'-6" that extends from the center of the home to the north edge.
The NE corner has settled significantly. The footing is poured on the ground at grade. There is a
downspout at this location with what appeared to be a broken drain pipe underground. The soil
appeared to be sandy. Tlie owner said that the area to the north of the house had been fiiled in the
pasl and the broken concrele stacked walls constructed which stair step down to the north. The
nearest wall would normally be considered far enough away that it would not have contributed to the
settlement, bul since the area had been filied this assumption is not conclusive.
As the house has been in iCs currenl condition for some time, and the future of the house given the iot
size and location is uncertain, the minimum repair was requested. This scope is subject to personal
opinion but we areed that the minimum to be removed was approximately 6-10 feet along the east
side and about 8'6" along the north wall. The footing would be removed and replaced with a footing
and stem wall. The footing would bear 18" below grade. The portion of the norlh wall removed would
be repiaced wilh a wood 51-2 shear wall we designed and detailed to transCer the shear from this
portion of he house tc lhe new footing since we could not con(irm that the existing CMU piers were
re:nforced. The footing would be a typical 7x16" wide with 21t4 bars and #4 hook bars at 18" o.c. A 6"
stem wall is to come up to grade.
Delails and supporting calculations are attached. If you have any further questions or I can be o( any
firther assistance please call me at the above numbers.
21
Rick Heide, P.E.
President
Attachments
