NARRATIVE STAT�D7ENT <br />1. A variance is requested from the rear (north) lot <br />line setback to enable the location of an addition to the <br />existing residential structure 8 feet south of said lot line <br />and, further, to permit the location of a deck extending to <br />the north from said structure to a point 2 feet south of <br />said lat line. In addition, a variance is requested from <br />the front (south) lot line setback to enable the location of <br />a new garage structure 1 foot north of said lot line, all <br />as shown on the site plan submitted herewith. Finally, a <br />variance is requested from section 19.14.040 relating to the <br />gross floor area ratio to lot size, to permit the construction <br />of a new qarage and addition to the existing residential <br />structure which wil.l result in approximately 368 of the lot <br />area being covered by improvements as shown on said site <br />plan. A plot plan is also submitted herewith showing the <br />existing lot and existing strucY.ures. <br />2, The existing lot, as platted and approved by the <br />City of Everett, approximately 20 years ago, is extremely <br />small and Uelow the minimum required lot size for most <br />residential structures. The existing house was on the lot <br />at the time the plat was so accepted and the existing car- <br />port was subsequently added pursuant to a building permit <br />issued by the City on June 30, 1970.
