GEOTECHNICAL ENGINEERING STUDY
Proposed Single-Family Residence
131X Mukilteo Baulevard West
Everett, Washington
This report presents the findings and recommendations of our geotechnical engineering study for
the site of the proposed residence to be located in Mukilteo.
We were provided with a site plan and a topographic map. Shelter Form developed the plan, which
is dated June 1, 2006. Based on the provided information and conversations with Shelter Form, we
understand that ihe residence will be located near the middle of the property. A new driveway will
enter the property on the upper, southeastern corner via an easement from an existing driveway to
the east. The new driveway grade will be about 1 to 6 feet above the existing grade of the
easement area. A cut of up to about 11 feet is proposed at the southem end of the property where
a vehicle court is proposed. The garage of the residence will be located at the same grade as this
court, elevation 205.5 feet. Two levels of the residence will step down the existing hillside to the
east, with the lowest level at approximately elevation 1II6 Feet. It appears as though some cuts as
high as 10 feet may be located on the southwestern comers of the lower levels.
If the scope of the project changes from what we have described above, we should be provided
with revised plans in order to determine if modifications to the recommendations and conclusions of
this report are warranted.
SlTE CONDITIONS
SURFACE
The Vicinity Map, Piate 1, illustrates the general loca:ion of the site on the western side of Everett.
Mukilteo Boulevard West borders the northwestern side of the site; we consider the street to be
located on the northern side of the site for this report. The somewhat rectangular site is located
south and upslope of the street, approximately 20 to 25 vertical feet. The northern end of the site
is neariy flat, obviously graded in the past, having a grade of approximately elevation 186 feet. The
middle of the site rises relatively steeply upward to the south approximately 22 to 24 feet. Another
flat area, obviously graded in the past, is located on the southern end. Some small retaining walls
border this flat area. A smail shed is located at the southwestern corner of the site. Besides this
shed, the site is basically undeveloped except for some small wooden steps and walls, and some
small rockeries. The 20-foot driveway easement extends eastward from near the southeastern
corner of the site. An existing driveway borders its eastern end. The easement area is landscaped
and slopes up to the north with a vertical relief of about 8 feet. An 8- to 10-foot-tall rockery is
located near its northern edge. The driveway/auto court for a neighboring residence to the noRh of
the easement (east of the subject residential property) is located below the rockery with a grade of
approximately elevation 183 feet.
In addition to the residence located to the north of the easement area, there is also one to the
south. A small concrete retaining wall is located along the adjoining property line that supports a
yard on the southern property. The yard grade is approximately elevation 200 feet. The residence
on the southern property is located about 10 feet south of the easement. A residential property is
located upslope and south of the subject residential property. It has an approximate 6-foot-tall
retaining wall Iocated about 10 to 15 feet south of the subject property. Another residence is
j
. '
GEOTECH CONSULTANTS.INC.
