Final Approval: <br />Finding: This Short Subdivision could not be approved unless a V3riance is <br />granted by the Board. <br />Conclusio�: Preliminary approval has been granted with conditions. <br />RErUM,MENDATION: APPROVE <br />ipprove a V'ariance to allow an easement access to Lot B as provided for in Sec. <br />18.44.210 with the following conditions: <br />1 <br />2. <br />The easement is effective only when final approval has been granted on Short <br />Subdivision >/12-82. <br />The effecti✓e easement width for service to Lot B shall be not less than 20 <br />feet. <br />3. Both Lots A and B must use same driveway entrance off Mukilteo Blvd. Either <br />the easement must be changed to the location of the present driveway or a <br />new driveway be constructed as shown, then the existing drive must be <br />removed. <br />4. The applicant must provide an easement document that is acceptable to the <br />City setting forth the method and responsibility for maintenance of the <br />easement access area, providing perpetual access to ali lots subject to Short <br />Subdivision /�12-82.
