This report summarizes the existing surface and <br />subsurface conditions within the site and provides recommendations for the proposed site development. <br />Our services were completed in general accordance with the proposal signed by you on August 5, 2005. <br />The site consists of two lots situated on gently to steeply sloping ground on the north side of Mukilteo <br />Boulevard overlooking Possession Sound. A single-family residence currently occupies the site. A steep <br />slope is located on the northern side of the property. The planned improvements include removal of the <br />existing structures and construction new residence. Plans for the project were not available at the time <br />this report was prepared. We understand that preliminary plans include construction a one-story, 5,000- <br />square-foot, single-family residence on the property. We monitored three geotechnical borings in the area <br />of the proposed residence and near the top of slope. Our explorations indicated that the site is generally <br />underlain by competent native granular soils. <br />It is our opinion that the site is generally compatible with current plans for a new single-family residence, <br />provided that our recommendations are incorporated into the design and construction of the project. It is <br />also our opinion that the soils that underlie the site and form the core of the site slopes should be stable <br />with respect to deep-seated earth movements. <br />Foundations consisting of spread footings could be utilized for the planned residence. The residence <br />foundations should be supported on medium dense or better native soils or structural fill extending to <br />these soils. We recommend that the downslope footing lines be deepened to maintain an effective setback <br />distance of 35 feet between the bottom of the foundation to the face of the steep slope. In the attached <br />report, we have also included general recommendations for site grading, retaining walls, site grading and <br />drainage. <br />Specific plans were not available at the time this report was prepared. Detailed plans will be essential for <br />successful construction on this steeply sloping site. We should be retained to review the final grading, <br />foundation, and drainage plans prior to construction. <br />
