It ia her inient to short plat the subject <br />property into a four lot short subdivision. A reduced copy of the plat <br />map was admitted as ezhibit Y3 and is attacua� hereto as part of theee <br />Findings. <br />2. The Applicant requeated a variance from propoeed lot �2 of the four lat <br />ehort subdivision. The requested variance ia for a*eduction of the lot <br />�ridth atandard of 80 feet to a lot raidth of 64 feet at the mid-point of <br />the propoeed lot. <br />3. The eubject property is zoned RS rrhich hae an area atandard of 12,500 <br />equare feet per lot. "11 of the lots of the propoaed subdivision <br />eatisfy that requiremeat. <br />4. The ezisting land use of the aubject property is Single Family <br />Residential with aingle family dwellings. <br />5. The aubject property fronts Mukilteo Boulevard, an arter:lal atreet in <br />the City of Everett. All of the utilitiea for the proposed subdiviaion <br />are located withia Mukilteo Boulevard. <br />6. In an RS zone the lot width etandard is 80 feet at the mid-point of the <br />lot. The Applicant seeka a variance from this standard. In order for a <br />variance to be granted the criteria as eet forth in the Subdiviaion <br />Ordinance (Ordinance 1119-85 ae amended by Ordinance b1327-89) muet be <br />eatiefied. <br />7. Sectioa 6.A.5(a-c) of the Subdivieion Ordi �n� :e sets forth the criteria <br />for variance review. These include: <br />A. There muat be ezceptional circumF ' as or conditione that apply <br />to the subject property which pr� t the Applicant from meeting <br />the atandarde of the Subdiviaion !�ance; <br />B. The authorization of the vari:. will not <br />public welfare nor injuriouF • propertq in <br />in srhich the property is locat_i, aad <br />be detrimental to the <br />the vicinity or zone <br />C. A hardship would be incurred by the Applicant if required to <br />comply with the strict application of the sectiona identified. <br />8, Aa shown an the plat map, the Applicant hae propoeed four lota. Lots 03 <br />and 114 will be located on the north aide of the eubject property. Lot <br />}/l wf.11 be in the middle of the plat, sahi.le lot 02 will be oa the south <br />aide. Lote /1 and #2 are irregular ahaped lots. <br />
