Public Services - Evaluarion of all impaccs and provisions made for miNga6on of <br />inpacts on public services including streets, all public utilities, 5re and police <br />protxtion as defined in Section 18.24 of the Subdivision :'r de. <br />Finding: T'�e short subdivision has fiontage on Mukilteo Blvd. .I! is antic:pated that an <br />additional 10 vehicle trips per day will res�:lt from the additional single family dwelling <br />to be censtructed on iot 2. <br />The City Fire Marshal has indicated that either an existing or a new fire hyrirant must be <br />located v�nthin 350 driving feet of the most remote structure to be constcucted on the <br />site. Minimum fire flow and location to be detemuned by the Fire Marsbal prior to final <br />approval. Zone X refers to those properties <br />outside the extent of the 500 ye�r ;9uod. <br />Conclusion: Flood plain requirements do not apply. <br />NOW, TiiEREFORE, the City of Everett hereby GRANTS PRELINIINARY <br />APPROVAL of Short Subdivision #63-97 with the following condiNcns: <br />1, Lot design�configuration for this short subdivision shall be as shown on the Preliminary <br />Short Plat map on file wiL'i the Planning Department. Any changes in the <br />desig�/configuration of the lots or access will require approval by both the Public <br />Works and Planning Depazhnents. <br />2. Detailed drawings in accordance with City Design and Construction Standards shall be <br />submitted to the Public Works Deparhnent showing pazldng layout, tandscaping, <br />utilides, storm drainage, temporary construction erosion control, and all required <br />improvecnents in the public right-of-way. Public Works Department approval of these <br />drawings is required prior to any permrts being issued. All improvements shall be <br />completed, approved and warranted before final approval. <br />3. An exisring fire hydrant or a new fire hydtant must be located within 350 driving feet of <br />all structures tr, be built on the'site. Location and fire flow to be approved by the Fire <br />Marshal pric*. to final approval. <br />4. The following notes must be placed on the Final Plat Map as "CONDITIONS OF <br />SHORT SUBDMSION APPROVAL": . <br />"A residential sprinkler system must be installed in compliance with NFPA Standard <br />13D for the structure on lot 2 in the absence of an adequate fire access for emergency <br />vehicles.
