S , � <br /> � <br /> i 1984, and further having reviewed all testimony, makea the following Findinge, <br /> � <br /> �� Co.:cluaione, and Order: <br /> I <br /> F?NDIIlGS AND CONCLUSIONS: <br /> I� 1. There are exceptianal or extraordinary circumstancea or conditione ' <br /> applying to the subject property which do not apply generally to other � <br /> � properties in :he same vicinity or zone. <br /> II Finding: The applicant owne a parcel of property vhich ie located at <br /> 19 Marilyn Ave. The applicant's property consista of a 280 foot x 100 <br /> foot lot with a eingle family residence on proposed lot 1. On lot /3, <br /> orientation of the building site is north and south, but the lot <br /> orlentation is eaet and weat. <br /> �oncluaion: The uppl!�ant's property does have adequate area for 3 <br /> eingle family lots. On lot 93, building orientation ehould be north <br /> and south so as to be consiatent with other single family homes in the <br /> area. � <br /> I 2. The authorization of the variance will not be detrimental to the public <br /> velfare or injurioue to the property in the same vicinity or zone. <br /> Finding: The applicant is proposing one accesa, point onto Marilyn Ave. <br /> in vliic�c ���'�-iat:.--�a:':,�;a��,�,mq�nn drive. The common drive wouldl <br />' have less impervious eurface and would not require maintenance by [he� <br /> City. <br /> Conclueion: The proposed easement drive will be 20 feet and will eerve <br /> all lota. <br /> 3. There are no reasonable alternatives which would allow for acceptable� <br /> design of the short subdivieion in accordance with exiating etandards. <br /> Finding: Exiating City etanda:de would require a 40 foo[ right-of-vayl <br /> and 24 feet of pavement. <br /> Cancluaion: Easement access ib a reasonable aiternetive to atreeta in <br /> thia location. • <br /> 4.
