Grocery Store (1,089 s.f.) <br /> . Multiple (2) residences, one located upstairs, the other in the basement. <br /> . The retail store and two dwelling unit would require a total of 8 parking stails <br /> to be provided on site; there are only four off-street parking stalls present, a <br /> portion of each is located on City right-of-way. <br /> . Setbacks for the R-2 zone, including the front, rear, street side, and interior <br /> side. It appears � portion of the deck on the south side of the structure is <br /> located within City right-of-way. The property owner appealed tliat decision to the <br /> City Hearing Examiner, who based on sworn testimony at a public nearing overturned <br /> that decision and ruled there were two legally established residences at this address, not <br /> one. <br /> Decision: Based on the City of Everett Hearing Examiner decision dated October 21, <br /> 2005, I hereby find that the above described non-conformities were established prior to <br /> zoning code regulations for the subject property.
