The grocery store and residence were constructed in <br /> 1954. The grocery store is 1,089 square feet in area. The retail store and one dwelling <br /> unit would require a total oi 6 parking stalls to be provided on site; lhere are only four off- <br /> street parking stalls present, creating a nonconformily of two parking stalls on site. A <br /> portion of each of the four parking stalls is located on City right of way. <br /> The structure aiso fails to meet the required setbacks for the R-2 zone, including the <br /> iront, rear, street side, and interior sic'�.. It appears a portion of the deck on the south <br /> side of the structure is located withi� City right-of-way. This certification only addresses <br /> those structures or improvements located on private property. The structure also <br /> exceeds the fifty percent lot coverage and gross floor area ratio. <br /> Note: This certification is for the grocery store and one living unit only. Based on <br /> City records, Polk Directory, and County Assessors Field Notes, the City can only <br /> recognize one legal residence on site since December 1, 1956. The basement <br /> living unit, must be removed, including the stove and bedroom. Provided there is <br /> an internal connection between the upstairs and the basement, a /inished living <br /> space is permitted, however it could not 6e considered a separate dwelling unit. <br /> The basement living unit shall be removed within one month o/the date of this <br /> decision. <br /> Decision: I hereby find that the above described non-con(ormities were established prior <br /> to zoning code regulations for the subject property.
