Prior to issuance of building permits, the applicant must provide <br /> • information which documents that soils contaminants levels do not <br /> exceed local and/or state cleanup levels for contaminated soils. <br /> 2. Detailed drawings in accordance with City Design a:id Construction <br /> Standards shall be submitted to the Public Works Department <br /> showing site -parking--ia�ou�, -�aadseapingY-nti-izties, storm <br /> drainage, and temporary construction erosion c-ontrol. <br /> 3. On-site detention will be required per City Design and <br /> Construction Standards if the site's runoff naturally discharges <br /> to a storm system, either by pipe or open channel. This <br /> requirement will apply in the event that such a system does not <br /> have the capacity to convey tlxe runoff without erosion, flouding, <br /> or negative impacts to vegetation in natural systems due to <br /> alteration of hydrology. <br /> 4. All collected surface water exiting the subject property must be <br /> conveyed to the nearest established, stable drainaqe r.ourse <br /> within the naturally occurring drainage basin, either by pipe or <br /> by an approved swale. Drainage must be conveyed in a manner that <br /> will not result in erosion or flooding. Sufficient downstream <br /> information and analysis must be provided to enable the City to <br /> determine that this requirement is being met. Private easements <br /> will be required if conveyance must occur across private <br /> property. <br /> 5. If greater than 10,000 square feet of paved surface will be <br /> - created by this project, stormwater runoff from the paved <br /> surfaces must be routed through either a baffle-type oil/water <br /> separator in series with a vegetated swale, or throuqh a wetpond <br /> prior to discharge from the site. These water quality enhancing <br /> facilities must be designed per City Standards. <br /> 5 <br />
