A preliminary subdivision of the property into 90 <br /> lots is proposed, �vhich would vacate the existin;platted lots and streets. Access would be provided by new <br /> public strcets and private alleys. An amendment to the 'Community I:enewal Plan for the Everett Smelter <br /> site' will be required. <br /> Modifications(s)of Multiple Family Development Standards: A modification of the building height <br /> standazd for the R-1(A) zone is proposed for 31 of the 90 units. Maximum height for the zone is 28 feet. <br /> The proposed masimum height is for units 9-12 (38.6'). An additional modification is proposed to allow an <br /> increase in the number of dwelling units. The zoning of the subject property provides for a maximum of 86 <br /> units. The Applicant requested an increase of four units(5 percent), under GMC Chapter 19.15.O1 OD.I.b for <br /> a total of 90 units.
