Any rockeries or retaining walls proposed in required setback areas must be in conforniance <br /> with Section 39.150 of the 7_oning Code. <br /> 4. Tl�e zoning code requires a ten-foot building setback from the front and street side lot iines, <br /> and a five-forn side setback from the north lot line. The maximum building height is 45 feet when <br /> within 100 feet of the R-2 zoned properry to the east <br /> 5. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must <br /> indude the following: <br /> 1) A tcn-foot widc landscaped strip planted to Type PI standards shall be provided along all street <br /> frontages. A Cve-foot wide landscaped strip planted to Type III standards shall be provided along <br /> the north lot line. <br /> 2) Prior to issuance of any permits, landscaping plans must be reviewcd and approved by the <br /> Planning Department per Section 35.100 of thc Zoning Code. The landscaping plan must show <br /> location and dimensions of required vegetated swales, wetponds, detention ponds, rockeries and <br /> retaining walls, and grading at two-foot intervals. Irrigation systems nwst be provided in all <br /> landscaped arcas per Section 35.130 of the Zoning Code. A two-year maintenance assurance <br /> device must bc provided for the landscaping per Section 35.130E3 of die Zoning Code. <br /> 6. On-site recre�+tion facilities must be provided per Seciion 15.050 of the Zoning Code. The <br /> project will have a recreation impact o( .12 acres.
