Average slopes range from approximately 5% <br /> to 16%. <br /> Drainage Features <br /> Land Use <br /> The site is currently occupied by a single family residence and a 2 story, 4 unit townhouse <br /> complex, with an asphalt drive and parking area. Existing vegetation is grass with deciduous <br /> trees scattered over the site. The existing single family residence is proposed to be <br /> demolished. The existing townhouse complex is proposed to remain. A new 3 story, 17 unit <br /> apartment complex is proposed to be added to the site, along with a new driveway and parking <br /> area. <br /> Soil Type <br /> According to the National Resources Conservation Service, the on-site soils consist of 1) <br /> Alderwood gravelly sand loam, 15 to 25 percent slopes and 2)Alderwood-Urban land complex, <br /> 2 to 8 percent slopes. From Table 5.5 of Volume 1 of the 2010 City of Everett Stormwater <br /> Management Manual, these soils are modeled as Soil Type C. <br /> Area <br /> The total site area is 0.735 acres.
