FSndtn�.s: The subject property is a unique site because the <br /> ct is o�y 37.5 feet wide by 120 feet deep. The lot dces not <br /> meet the rypicai lot width of 50 feet for the R-2 zone. It was <br /> created in the early 1900's with the house being constructed <br /> in 1925 according to Snohomish County records. <br /> The property is bordered by a single faznily residence to the <br /> north, 11"' Strcet to the south, Maple Street to the east aad <br /> alley to the west. The typical setback for a residence is 5 feet <br /> from an interior side properry line and 10 feet from a street <br /> side properry line. There is an ezisting residence on the site <br /> that is cunently located oaly 2 feet from the north side <br /> property line. The applicant proposes to place a <br /> manufactured home on the site that would be located 3 feet <br /> . from the aorth property line aad 7 feet from the street side <br /> property line. This is necessary to accommodate the <br /> manufactured home which has a width of 27 feet. <br /> The Ciry's Small Lot Devetopment Standazds appty to all <br /> lots that aze less than 5,000 sq. ft. in area. The narrow <br /> width of the lot does not make it impossible to meet the <br /> small lot development standards which requires a minunum <br /> roof pitch of 6/12. The manufactured home would have oNy <br /> a roof pitch of 3/12 and 4/12. • <br /> b. Conclusions:. The subject property is a very narrow lot <br /> on�3y T.S�eet w?de. It is not possible to place a <br /> manufactured home on this site due to the minimum width of <br /> the home of 27 feet. The ma�cimum width for a home that <br /> can be placed on the site and meet required side setbacks is <br /> 22.5 feet. <br /> The necessity for a vaziance from ffie small lot development <br /> standazds is due to the manufactured home being pre- <br /> constructed with a minimal roof pitch of only 3/12 and 4/12. <br /> Criterion No. 2: <br /> T�u�c vazi�ice will not be materialiy detrimental to the property in the <br /> azea of the subject property or to the City as a whole. <br /> a. �Fiudin�:.
