I,IV,,ICf. <br />It is recommended that the following item be placed on the City Council Agenda: <br />TO CONSIDER APPROVAL OF THE REQUEST <br />TO CONSTRUCT AN 81 FOOT DRIVEVrAY AT <br />2914 MCDOUGAL AVENUE. <br />EXPLANATION: <br />Mr. William Knehr has requested permission to construct an oversized <br />driveway at 2914 McDougal Avenue to accommodate first floor, off-street <br />parking for his new warehouse. The proposed plans for the new warehouse <br />have been submittied and are now being processed for approval of a building <br />permit. <br />Mr. Knehr's request is to be granted a variance from the City Code Section <br />13. 36. 060 Length of Driveway Approach Apron, Para. (d) for commercial <br />driveways, when one or more driveway approaches serve a given property <br />frontage, no single apron shall exceed 30 feet in length, if the property <br />abuts a street where the posted speed limit is 25 miles or less per hour. <br />ACTION: <br />The application for an oversized driveway has been reviewed and approved by <br />the various City departments and no conflicting or adverse results were <br />expressed, except fer the use of gravel. <br />Mr. Knehr's request to use gravel was reviewed with him. The problems of <br />drainage, loose rock and the increased cost of maintenance for the City were <br />pointed out. <br />It was recommended to Mr. Knehr'that asphalt pavement should be used if <br />it wps economically feasible. <br />CONCLUSION: <br />The proposed improvement will be an upgrading and a benefit to the area and <br />with the right-of-way of McDougal Avenue dead ended approximately 150 feet <br />to the north of the property, no traffic problems are anticipated. <br />RECOMMENDATION: <br />It is recommended that the application for the driveway be granted. <br />r- FWO:i—s- <br />- —.-- --- -- <br />i <br />o <br />e f Y� <br />
