DECLARATION OF NON-SIGNIFICAt <br />The proposed action is the issuanc^. of building permits to allow the construction of two <br />warehouse buildings, totaling appruximately 77,170 sq�are feet, and associated parking. <br />The following factors were considered and the listed requirements were placed in responae <br />to comments submitted during the Environmental Checklist Review of this Proposal: <br />1 <br />2 <br />The proposed site is zoned C-2, Heavy Commercial-Light Industrial Zone, which would <br />allow this use. <br />The majority of the site is currently vacant and is used for parking. The northern <br />portion of tlie site next to 32ud SCceet is developed with a single sCory wooded <br />building. This structure would be demolished to allow for construction. <br />3. Access is proposed via McDougall Street, which does not currently have standard street <br />improvements. Parking occurs on the shoulders of this street in a haphazard manner. <br />Plans for access,parking,and truck loading must be approved by the Public Works Department <br />Standard street improvements are required by Ordinance No.555-78. <br />4. Drainage m�st be designed in conformance with the.City's Drainage Ordinance. <br />5. Fire Nydranta muat be provided in confcrmance with Fire Depar[ment requirements <br />6.
