The proposed site is zoned C-2, Heavy Commercial-Light Industrial.2one, which would <br />al�ow this use. . <br />2. The majority of the site is currently vacant and is used for parking. The northern <br />portion of the site next to 32nd Street is developed with a single story wooded <br />building. This structure would be demolished to allow for construction. <br />3. Access ia proposed via McDougall Street, which does not carrently have standard street <br />improvements. Parking occurs on the shoulders of this street in a haphazsrd manner. <br />Plans for access,parking,and truck loading must be approved by the Public Works Depar[ment <br />Standard street improvements are required by Ordinance :Jo.555-78, . <br />. 4. Drainage u�uat be designed in conformance with the.City's Drainage Ordinance. <br />5. Fire Hydrants must be provided in cor.iormance with Fire Department requirements <br />6..
