3. Signs will be provided on the site consistent with Sign Category B. An <br />exception to the Sign Category B requirements will be two identification <br />signs that may be posted on the security fence at the entrance and exit <br />of the site. <br />4. Development and operation of the site must be in conformance with <br />applicable Snohomish Health District regulations. <br />5. Minor modifications to the site plan, landscaping plan and signage <br />proposal must be approved by the City or Everett Department of <br />Planning and Community Development. <br />Street improvements shall be made on McDougall Avenue and 34th <br />Street. The street improvements shall include right-of-way <br />improvements, including curbs, gutters and sidewalks on 35th Street and <br />McDougall Avenue. The entire west side of McDougall Avenue, from <br />34th Street to 35th Street, shall be improved, as well as 34th Street from <br />McDougall Avenue to the alley. <br />Done and dated this 24th day of March, 1998. <br />fi.
