, __

ox
C.' H
Y HC CN
y ZH
t o
H
" N'{1
V7 H
xp
H
OH
g
(] Y (i
H
HH
8y
C] G y

Z H v
HOV
Narrative Statement:
ry

,rstdl
 tn i , 1993
A) The variance will not be materially detrimental to the
property in the ar.ea of the subject property or to the eISX OF L-VERETT
as a whole; because I do not propose to take up any additiclrllaning Dept.
space than what the current envelope allows, just to reposition
it. Z propose to move the 5' setbacks that is currently found
on the on the west lot line.
B) The variance is necessary because or exceptional or
extraordinary circumstances regarding the size, shape, topo-
graphy, or location of the subject property; o•- the location
of a pre-existing improvement on the subject property that
conformed to the Zoning Code in effect when the improvement
was constructed; The size of the lot is 79 X 100 (iROinding
easement). The property has 40' full frontage from N,arilyn
ave as perscribed by code. The pre-existing house on lot 1
has a 33' setsback from the south lot line of lot 2•
Because of the shape of the lot,(width greater than depth).
With the t::isting improved driveway it is necessary that I
orient my home and garage toward the easement/ private drive.
C) Th= •:ariance will only grant the subject property the same
genral rights enjoyed by other property in the same area
and zone as the subject property. In 7985 and amended in 1987
the city adopted new subdivision regulations. These regulations
would allow the proposed re-oriention of the buildi.ng site
as proposed. This is an administrative approval allowed under
the subdivision section 18.24170-G.
Other people would be allowed under the citp subdivision
ordinance to re-orient their building site as proposed.
D) The variance is the minimum necessary to allow the subject
pLoperty the general rights described in Subsection 3 of this
paragraph.
The hoiise I want to build is a 31' X 49'. It is a basic 4
bedroom split entry house. The reason I need to build this
size house is for my daughter and her husband. They have
5 children and are currently living in the small 2 bedroom
house seen on lot 7 and need the extra space. If the house
was turned to fit within the current building envelcpe she
would not be able to enter the caraqe due to the fence along
the lot line of lotl.
E) The granting of the variance is not inconsistent with the
goals and policies of the Everett General Plan.
The everett general plan addresses this as single family detached
5-70 dwelling units per acre. The propose of the variance
will be consist with other short subdivions ei beildir. sites
for single family developments in the ciT.y of.'Everett therefore
it is not .inconsistant with goal-s and policies of the Everett
yeneral plan.
y/Bl- .
